Developer Ben Carter closes on two more Broughton Street properties

Developer Ben Carter has closed on two more properties along Broughton Street, bringing his total acquisitions to four, as he steps up his multi-million dollar plan to make downtown Savannah a top shopping destination.

Carter’s broker, Lori Judge of Judge Realty, confirmed that 226-228 and 223 W. Broughton St. were added to the mall developer’s portfolio on Tuesday.

One of the properties is currently occupied by Kate’s Clothing Co. while the latter, 223, is now empty following the closing of the American Craftsman Gallery.

According to a press release, Carter expects to close on two more properties by the end of the month and 16 during March and April. The remainder will take place by early summer.

Carter held a press conference earlier this month to unveil his vision for a revitalized Broughton Street through the acquisition of 24 properties at a cost of about $72 million.

So far, the developer’s team has signed J. Crew and Palm Avenue, and is courting several other retail chains such as H&M and Lululemon.

City officials have voiced support for Carter’s vision, but reactions among Broughton’s shopkeepers remain mixed. Several businesses have expressed concerns about parking, the potential for higher rents and loss of local character to the strip.

At the press conference, Carter said his goal is to add vibrancy to downtown, not drive out smaller shops.

The Atlanta-based developer’s background includes large-scale malls and mixed-use developments in Gwinnett County, Jacksonville and the future Tanger Savannah Outlets in Pooler.

• 223 W. Broughton, former American Craftsman Gallery, will house Palm Avenue;

• 226/228 W. Broughton, currently occupied by Kate’s Clothing Co.

• 201 W. Broughton, former Clipper Trading and Silver’s Five and Dime, will house J. Crew;
