Savannah home sales up 5 percent in November

Savannah-area home sales rose about 5 percent in November compared to the previous year, according to the latest data from local real estate tracker Savannah Multi-List Corp.

A total of 379 homes sold in Bryan, Chatham and Effingham counties last month, an increase of 18 units over the year. Median home prices, meanwhile, stayed about the same over that period, from $185,000 in 2013 to $184,950.

Jennifer Scroggs , president of the Savannah Board of Realtors, said the numbers were strong and even the 90-day rolling unit sales were up 5 percent.

“Month-to-month listings under contract are up 13 percent, which should prove for a positive end to the year in units closed,” said Scroggs.

Inventory rose to about 8.3 months as the volume of sales slowed for the winter, equating to about 3,151 active listings.

Scroggs said the number of new homes under contract saw the greatest percentage gain. Through November, 999 homes have been put under contract in the three counties, an increase of 26 percent compared to the same period in 2013.

The southside, Pooler and Rincon ZIP codes saw the most activity, with 58, 53 and 36 homes sold, respectively.

“All in all, it was a great year, with a steady increase in sales in every category and an increase in price as well,” said Scroggs. “Savannah is still one of the most desirable places to live, and the housing market continues to steadily recover.”
